Sealcoating Is the Cheapest Thing You Will Ever Do for Your Pavement

Asphalt is held together by binder. Houston sun oxidizes that binder, rain washes it out, and oil drips dissolve it. Once enough binder is gone, the surface turns grey, loses flexibility, and starts to ravel and from there you are looking at cracking, potholes, and eventually a full overlay. Sealcoating replaces that protective layer. Applied on a regular cycle, it is a small recurring expense that defers a very large capital expense. The math is not close. A sealcoat cycle costs a fraction of what resurfacing costs per square foot. Properties that sealcoat on schedule routinely get significantly more service life out of the same asphalt.

What Our Sealcoating Service Includes

Full Surface Preparation Sealer does not bond to dirt. We clean the surface thoroughly sweeping, blowing, and power washing where needed before anything is applied. Oil Spot Treatment and Priming Oil-saturated areas reject sealer. We treat and prime those spots so the coating adheres instead of peeling off in six months. Crack Sealing First Sealcoating over open cracks accomplishes nothing. Cracks get sealed before the coating goes down. (See our crack sealing service.) Commercial-Grade Sealer Application We use commercial-grade sealer with the correct additive package for Houston heat and humidity applied at the proper coverage rate, in the proper number of coats, by squeegee or spray depending on the surface. How Often Should a Houston Parking Lot Be Sealcoated?

For most commercial properties in the Houston area, every two to three years. That interval tightens for lots with heavy truck traffic, significant oil exposure, or full sun with no shade. It can stretch for low-traffic surfaces in good condition. We do not recommend sealcoating a lot that does not need it. If you call us and your surface has another year in it, we will tell you that and put you on the calendar for next season. New asphalt should not be sealcoated for at least 90 days. Fresh asphalt needs to cure and release its oils first. Sealing too early traps them and causes the coating to fail.
